A residential EPC rates how energy-efficient your home is on a scale from A (most efficient) to G (least efficient). It also estimates running costs and recommends improvements that could lower your bills. Every certificate is produced after a physical inspection and lodged on the official national EPC register, where it stays publicly searchable for 10 years.
By law you need a valid EPC whenever you sell or rent a home in England and Wales. Estate agents and letting agents cannot legally market a property without one, so it's best to arrange your EPC before you go to market to avoid delays.
